Each file in the sources directory is one property appraiser publication. The pipeline only downloads that publication. It does not log into the office site or fill in withheld records.

Duval County Property Appraiser

Uncertified real-estate roll published by the Duval County Property Appraiser, as of 2026-09-01. This is the working roll, not the October 2025 certified roll. Jacksonville and Duval County are the same consolidated government. The download is a pipe-delimited file with several record types for each real estate number. Parcel id is that real estate number. Just value, assessed value, and county taxable value are the in-progress amounts on the master record. School and water-management taxable values are kept beside them. The site address and building facts come from building 1, or from the lowest building number when building 1 is absent. Living area is heated area. Year built, bedrooms, and bathrooms come from that same building. Zoning is the assessment zoning on the largest land line. The last sale is the latest transfer in this file, qualified or not. When two transfers share that date, the higher record sequence is kept. Exemption lines are not stored. Tangible personal property is a separate file and is not included.

This is the working roll, not a certified historical year. Parcel id is the undashed parcel number. The dashed parcel number is kept beside it. Use code is the Department of Revenue code, and the use description is kept beside it. Just value, assessed value, and taxable value are the amounts on the parcel record. The site address is the one line published in the file, including the city and ZIP. The last sale date is the date on the parcel record. The last sale price is the amount from the sales file on that same day. A qualified sale is kept ahead of an unqualified sale. When two sales of the same kind share that day, the higher sale id is kept. Sales on any other day are not used. Bathrooms are stored as whole numbers, so 2.5 becomes 2. Tangible personal property is a separate file and is not included.
